How does the Section 8 Housing Choice Voucher Program work?
The Section 8 Program is a federal rent subsidy that assists low-income households with monthly rental payments. The Authority administers funds received from the U.S. Department of Housing and
Urban Development (HUD) and distributes them in the form of Section 8 Housing
Choice Vouchers to eligible families and individuals. A voucher allows program
participants to rent housing that meets their needs at a price they can
afford. All eligible families are required to pay at least 30 percent (but no more than
40 percent initially) of their monthly-adjusted income toward rent directly to
the landlord. The Housing Authority pays the landlord the diffence between
the Contract Rent and the tenant’s portion. A tenant must find housing within 120 days or risk losing the voucher.
How do I apply for the Public Housing Programs?
You may pick up an application for housing at the Housing Authority of the City of Cocoa at 828 Stone Street. If you are unable to pick up an application, contact us by phone or email and one can be mailed to you.
How do I apply for the Housing Choice Voucher Program? (WAIT LIST CLOSED)
Wait list is telephonic only. When the Housing Choice Voucher Program waitlist is opened, you will be required to place your name on a telephone wait list. Only one name per phone call is allowed. Someone may call-in for you. In either case, please have available the name, address and telephone number of the individual desiring housing. Walk-ins are not accepted and applications will be taken by appointment only. Eligibility requirements and preferences will be placed in the local newspaper along with a telephone number for the hearing and a separate line for hearing impaired TDD.

The Housing Authority of the City of Cocoa Offices hours of operation are Monday - Friday from 8:00 A.M. until 4:30 P.M.

The wait on each list varies, and it is impossible to give an amount of time. It is best that you ask this question at the time you complete your application so we can try to give you an estimated answer based on where your application or name is on the waiting list.
